  • Daily rates from USD$460 to USD$650 depending on season schedule for the entire house

  • Minimum stay of 3 nights (7 nights over Christmas or New Year, 5 nights for Prime seasons)

  • Rates shown are for a maximum of 4 (four) Guests (including children). Extra bed will be charged at US$50 per night (including breakfast)

  • Daily Rates and extra beds are subject to 10% service charge and 7% tax

  • Airport transfer charged at US$30 per way (7% tax applicable)

  • Baby cot provided free of charge

  • Rates include daily continental breakfast

  • For weddings and private parties, surcharge may be applicable depending on number of guests

Rates conditions

  • Rates are subjected to 10% service charge and 7% VAT

  • Rates are subject to change with notice

  • Rates are quoted on a per VILLA basis and for the maximum number of Guests
    (regardless of age) as specified above and include English speaking manager/ess and in-villa service staff

  • Extra Bed will be charged regardless of the age of the Guests when occupancy is over villa allocation as specified above

  • Rates include Continental breakfast, prepared daily by the in-villa employees

  • Baby cot provided FOC

  • Daily rates and extra beds are exclusive of 10% Service Charge and 7% Tax.

  • Charges for airport transfer are applicable per trip and for a maximum of 7 passengers per vehicle (private mini bus or luxury car). 7% tax is applicable.

  • For weddings and private parties, surcharge may be applicable depending on number of guests

  • Rates are quoted in US Dollars.

Early Bird

This incentive is applicable for reservations in any villa made more than 4 months (120 days) prior to arrival date:

  • 5% discount on rates

  • Not applicable in Prime Season, Christmas/New Year and for Bonus Night Promotion

  • Can not be cumulated with any other promotion

  • Agent/Guests needs to specify "Early Bird" in the booking reference

  • Normal payment conditions applicable

Cancellation Conditions

  • For Intermediate, High and Promotional Seasons, all payment (s) received will be
    credited for use in the same villa as originally booked for within 9 months of the
    cancellation date if the booking is cancelled after the payment (s) date.

  • For Prime Season, Christmas/New Year and if the booking is cancelled after the deposit and/or balance payment date, all payment (s) received will be forfeited or
    refunded in pro-rata shall another booking be secured for the same period that has been cancelled.

  • Should a Guest wish to change villa while on site, 3 days notice are required. Should the Guest changes property immediately on arrival the 3 days notice will be forfeited. Should the Guest wish to stay in another villa at a lower rate, the Guest is not entitled to a refund on the amount originally paid, should the 2nd villa be more expensive, the Guest is required to pay the difference on site and the booking agent is not entitled to any commission

  • Early departure is subject to the cancellation conditions as specified above.
